Zoning Analysis of Parcels within 300 Feet of Major Roads in Frederick County, MD
This project visualizes and analyzes land parcels across Frederick County, Maryland, with a focus on zoning classifications in proximity to key transportation corridors. Using zoning and parcel data, the study identifies all properties—developed or otherwise—that fall within a 300-foot buffer around major roads.
The parcels are classified into zoning types, including residential zones (R1 to R16), commercial (GC, VC), industrial (LI, GI), mixed-use (MXD), and institutional or planned development zones (ORI, PUD). The purpose is to assess how land near high-accessibility corridors is distributed among various zoning categories, which is crucial for understanding existing development patterns and identifying areas with strategic potential for future growth, infill development, or redevelopment.
This zoning-based spatial analysis offers valuable insight for planners, developers, and policymakers interested in urban growth, infrastructure planning, and land use optimization.
